CHICO — Two hundred apartments may come to west Chico in a project before the city Planning Commission on Thursday, a day after the Architectural Review and Historic Preservation Board reviews two smaller projects in southwest Chico.
According to the staff report prepared by city planner Madison Driscoll, the developer of 2240 Nord Avenue Apartments intends to build 21 two-story apartment buildings with a community building and parking lot on 11.7 acres at the southeast corner of Highway 32 (i.e., Nord Avenue) and West Lindo Avenue.
The 208-unit complex would consist of 56 one-bedroom, 136 two-bedroom and 16 three-bedroom apartments. Primary access would come from West Lindo.
The site has featured an orchard and a single-family residence. The city previously approved a boundary line modification for the property, and the applicant conducted a neighborhood meeting.
“The proposal is compatible with surrounding single-family homes, multi-family residential, and commercial uses,” Driscoll’s report says.
ARHPB meeting
Wednesday, the three-commissioner ARHPB will consider modifications to lighting plans approved for Guardian Yards and assess for the first time a multifamily development called Creekside Flats on Walnut.

Guardian Yards, a storage site for construction equipment between Aztec Drive and Hegan Lane, would have taller light poles than previously accepted — 25 feet instead of 14 feet. The applicant proposed no other changes.
Creekside Flats, on the east side of Walnut Street between East Ninth Street and Dayton Road, would bring six one-bedroom apartments to a 0.3-acre lot. The two-story building with “contemporary” design would be set back 25 feet from the upper bank of Little Chico Creek.
The Chico Planning Commission regularly meets at 6 p.m. on the first and third Thursday of the month at 421 Main St. The Architectural Review and Historic Preservation Board meets as needed on the first and third Wednesday at 4 p.m. Meetings are free and open to the public.
